The Villas at the Fairmont Grand Del Mar is San Diego’s most prestigious Private Residence Club. One of only six Forbes Travel Guide trip Five-Star destinations in the world, the Villas at Fairmont Grand Del Mar occupies 380-acre private enclave four miles from the Pacific Ocean and includes an award winning resort, full service spa, six dining venues and the private Tom Fazio-designed championship Grand Golf Club.

What are the primary advantages of Ownership in The Villas?

  • Provides for the ownership and the use of The Villas while significantly reducing the financial burden through shared ownership.
  • Provides Membership privileges to The Grand Golf Club.
  • Provides Owners with generous and flexible vacation use for themselves and their guests.
  • Provides the highest levels of guest services while removing the worries and hassles typically associated with vacation home ownership.

How often can Owners stay at the Villas?
Shared owners, their immediate family and accompanied guests have five weeks of use each year plus space available use opportunity. Owners have the flexibility of reserving vacation time well in advance or as a last-minute getaway. Subject to the Reservations Policies and Procedures, an Owner can reserve more than one villa at a time or extend their vacation up to 35 consecutive days.

How is title conveyed to the Owner?
Each Owner will receive a recorded deed at closing. A fee simple title to a fraction of a villa and to an undivided interest in the Villas Common Area will be provided at closing. Each Owner will also receive a title insurance policy on the Ownership Interest.

Will Owners have storage space services available?
Yes. The Villas provide an on-site, secure storage area for Owners to store their personal item.

Do Owners pay Ownership Fee and what does it include?
Yes. The Annual Ownership Fees cover the typical cost of maintenance, professional management, operations and housekeeping of all The Villas’ facilities, amenities, and common areas along with the monthly fees for The Grand Golf Club membership. These fees provide funds for staff salaries, supplies, interior and exterior maintenance, landscaping, window washing, trash removal, legal and accounting services, fuel, utilities, insurance, cable tv, wireless internet services, telephone service and reserve funds for replacement in the future period.

Can Ownership be sold?
Yes. Like any other form of deeded real estate, an Owner can sell or transfer their Ownership at anytime through The Villas at Fairmont Grand Del Mar Sales Office or through local real estate brokers.
